Properties that need a gas safety check

Gas safety checks are not exclusive to landlords renting out living accommodation. Legally, if you are the owner of a pub/restaurant, hotel/hostel, caravan site or anything of the like, you are also required to call out a gas engineer to undertake a full gas safety check in your properties.

All gas appliances included

All gas appliances supplied by the landlord must be checked. Appliances might include: Gas boilers, gas cookers, gas stoves, gas fires etc. Any appliances supplied by the tenant needn't be checked, although it's perhaps recommended so you can ensure the safety of the property as a whole. 

 

Landlord certificate notice period

After the gas safety check has been completed, you must make the certificate available to any new tenants immediately upon their arrival into the property or within 28 days to existing tenants. Likewise, you must maintain a record of the gas safety certificate for at least 24 months after receipt.
