WHICH PROPERTIES AND APPLIANCES NEED A GAS SAFETY CHECK?
Gas safety checks aren't just required for rental homes—owners of pubs, restaurants, hotels, hostels, and caravan sites are also legally obligated to have regular inspections. All landlord-supplied gas appliances, including boilers, cookers, fires, and stoves, must be checked. While tenant-owned appliances aren’t legally required to be included, it’s advisable to have them checked as well, ensuring the overall safety of the property and reducing any risks associated with gas leaks or appliance faults.
UNDERSTANDING LANDLORD CERTIFICATE REQUIREMENTS
After a successful gas safety check, landlords must provide a copy of the certificate to new tenants at move-in and to current tenants within 28 days. It’s also a legal requirement to keep a record of each certificate for a minimum of 24 months. This documentation not only helps you remain compliant with safety regulations but also protects you legally in the event of any issues or inspections by regulatory authorities, offering peace of mind for you and your tenants.
